Designing multi-unit infill housing on standard residential lots requires balancing density targets with municipal zoning rules. For this three-storey project on Winlock in North York, the client brought us on as their custom fourplex architect North York to unlock maximum unit yield while positioning the design to meet CMHC MLI Select financing criteria for energy efficiency and accessibility.
The primary architectural puzzle was accommodating a full third storey under North York height limits and angular plane restrictions. To satisfy set-back rules without sacrificing internal living space, we pushed the third-floor envelope inward from the street façade. This massing strategy creates private upper-level terraces while keeping the building silhouette sympathetic to the surrounding single-family streetscape.
In addition to the primary structure, the site plan incorporates a detached two-storey garden suite at the rear, creating six total dwelling units. During pre-design and schematic design, our team evaluated circulation, privacy barriers, and natural light exposure across all units to ensure both buildings function as cohesive residential environments.
